SUMMIT EASTlarge scale Commercial development- owners hired me to be their representative via project manager (develop scope for design engineers, negotiate fee with design engineers, value engineer the plans (basically make sure design meets intent and budget and redesign due to inefficiencies), and 'Construction Management' via create bid documents, solicit bids, contract execution, shop drawing review, on-site meetings, conflict resolution, pay request review, project close out.

SOUTHWOOD

4300ac master planned mixed use community – VP of Development for St. Joe Company – in charge of all getting entire development planned, entitled, designed and built including all amenities.  Create phasing of development in concert with housing/commercial absorptions with minimal roadway/infrastructure/environmental costs.  Developed all budgetary costs for financial planning for entire development and was also in charge of all Construction Management for the development with exception of home building.  

SANDESTIN

2000 acre  resort development – was hired by ultimate buyer to provide due diligence in relation to all DRI conditions and reconcile sellers listed entitlements (residential/nonresidential) and any engineering/environmental issues.  Then hired by seller to construct reconciliation package and strategy to fix errant entitlements proposed and the environmental deficient issues discovered as part of buyers conditional acceptance.

LEON COUNTY SCHOOL BOARD

Administration/Bus Facility and Compressed Natural Gas Site - (25 acre site) – Owner hired Dantin consulting (Debbie) to provide all needed traffic analysis to accommodate site and (Keith) to facilitate the entitlement process with county/city and to develop and negotiate scope/cost share agreement with other local and state agencies to pair together resources and share regional storm water facilities so as to maximize developable site.  Also assisted in designing needed turn lane improvements on state highway.

Leon High School - Drainage Study, Design/Permitting and Construction Management - responsible for analyzing existing surface and subsurface conditions related to flooding of Gym basement and retrofitting new drainage system in concert with deep French drain and slotted surface drain.  Also provided construction management related to conflict resolution, pay request and project close out.

FALLSCHASE AND BLACKWATER

700 acre and 1500 acre respective mixed use developments – Director of Development for AIG Baker -  in charge of all getting entire development planned entitled, designed and built including all amenities. Create phasing of development in concert with housing/commercial absorptions with minimal roadway/infrastructure/environmental costs.  Developed all budgetary costs for financial planning for entire development and was also in charge of all Construction Management for the development with exception of home building.

DANTIN BRUCE DEVELOPMENT

Multiple single and multifamily residential projects - owners hired me to be their representative via project manager (develop scope for design engineers, negotiate fee with design engineers, value engineer the plans (basically make sure design meets intent and budget and redesign due to inefficiencies).   Also provided site design alternatives to consider that maximizes developable land by minimizing roadway/infrastructure costs.
